If you've ever tried to install the starter row of sheathing on a foundation that isn't perfectly level — and most aren't — you know how quickly things can go sideways. Literally. An uneven foundation means your sheathing material won't sit at the same height across the wall, which throws off every course above it. But here's the thing: there's a straightforward way to handle this, and it doesn't involve shimming every single hanger by hand.
Why Out-of-Level Foundations Are So Common
Foundations settle. Temperature changes cause expansion and contraction. Soil conditions vary. The result is that even a relatively new foundation can be off by a quarter inch, a half inch, or more across the length of a wall. For most finish work, that's enough of a difference to cause real problems if you're just installing to the mudsill without accounting for it.
The Chalk Line Method
The key to handling an out-of-level foundation is to stop installing to the mudsill and start installing to a level reference line instead. Here's how to do it with Dodge Hanger Top Levelers:
First, establish a level point at either end of the building. Use a level or laser level to find the high point on the foundation and mark your desired sheathing height from there. Then snap a chalk line between those two points across the full length of each wall. This is your installation reference — everything gets hung to that line, not to the mudsill.
Installing the Top Levelers to the Line
With your chalk line in place, mount the Dodge Hanger Top Levelers by lining up the alignment sight on each hanger with the chalk line. The DHTL will create a level saddle for the sheathing, even if the mudsill behind it is varying in height.
Leave the top tab unbent when working with an out-of-level foundation in the leveling system mode. Fasten to the structure using approved fasteners, and install them on a 1-foot by 3-foot pattern around the mudsill plate. For each horizontal sheet, use three hangers — one near each end and one in the center.
Set the Material and Nail Off
Once all your hangers are mounted to the chalk line, set your sheathing panels into the saddles. Because the hangers are all aligned to the same reference, the top edges of your panels will be perfectly level, even if the bottom edges have varying gaps above the foundation.
This is the beauty of the system — you're creating a level plane for your sheathing regardless of what the foundation is doing below.
